This guide lays out our real-world pricing for the most common stone restoration services in the Washington DC, Maryland, and Virginia area — and explains what drives the variation.
What affects the price of stone restoration
The biggest factors are square footage, the condition of the stone, the type of stone, and the finish you want. A floor that's lightly worn and needs a polish and reseal takes significantly less time and material than one with deep etch marks, scratches, and cracked tiles that requires multiple honing stages, crack repair, and full refinishing.
Stone type matters too. Marble is the most common stone we work on in the DC area, and pricing is straightforward. Travertine requires an extra step — filling the natural voids and pits before honing — which adds time. Limestone behaves similarly to marble but is softer and requires more care. Granite is significantly harder and requires industrial diamond tooling that increases cost per square foot.
Residential pricing
For a standard marble polishing and honing job in a residential bathroom — typically 50 to 100 square feet — expect to pay between $600 and $1,200. This includes assessment, diamond honing to the appropriate grit level, polishing, and sealing.
A full-room marble floor restoration in a larger space — a foyer, living room, or master suite, typically 200 to 400 square feet — runs between $1,500 and $4,500 depending on condition. If the floor has significant damage including cracked tiles, chip repairs, and deep scratch removal, it will be toward the higher end of that range.
Travertine and limestone restoration runs slightly higher per square foot due to the filling step — typically $800 to $2,500 for a standard residential project. Tile and grout deep cleaning with color sealing runs $400 to $900 for a bathroom or kitchen.

Commercial projects are quoted by square footage and condition after an on-site assessment. Hotel lobbies, restaurant floors, and office building entryways typically run $3,000 to $15,000 for a full restoration, depending on scale and complexity.
